What's Included in Guarantee

Transparency, before the work even begins. Here's what falls under your 10-year guarantee, and what doesn't.

Covered

• Full workmanship on your exclusive 4-coat restoration system (3-coat protective recoating system for Colorbond roofs)

• Ridge cap re-bedding and repointing with flexible pointing

• Tile or sheet repairs, and valley replacement, completed as part of the quoted job

• High-pressure cleaning carried out as part of your restoration

• Free 12-month return inspection, included as standard on every completed restoration

Not Covered

• Damage caused by storms, extreme weather or other natural events after completion.

• Structural defects or structural movement unrelated to the restoration work carried out.

• Damage caused by other people, tradespeople or unauthorised parties accessing the roof after completion.

• Blistering or paint failure on eaves where an unsuitable or oil-based coating already existed before we started.

• General wear and tear outside the scope of the original quoted work.

Simple Aftercare Tips for Your Home's Roof

A small amount of aftercare goes a long way toward getting the full value out of your 10-year guarantee. And because our roofing team is fully in-house, not subcontracted, you're always dealing with the same trained specialists who carried out your restoration, not a stranger, if you ever need us again.

• Avoid harsh chemicals; chlorine, acids or bleach, on the treated roof surface.

• If your property sits under a heavily treed canopy, hose down the roof and brush off leaf litter or bird droppings once a year. Left to build up, this organic matter can be corrosive over time.

• Keep the roof clear of foot traffic for 12 days after we finish, and avoid disturbing any repointing or mortar work during that time; this gives everything time to properly cure.

• Take up your free 12-month return inspection when we contact you from Modern Seal Roofing; it's included as standard and helps catch anything early.

• Let us know promptly if you notice any signs of an issue, so it can be assessed under your guarantee before it becomes a bigger repair.

Job & Booking Terms You Must Know

Alongside your written guarantee, a few standard terms apply to every restoration we schedule:

• Completion dates are agreed upfront, with reasonable allowance for weather delays or other circumstances outside our control.

• For everyone's safety, please keep children, pets and visitors clear of the work area while our team is on site.

• Modern Seal Roofing isn't responsible for damage to vehicles, boats, caravans or other property parked near the work area during the job; please move or secure anything of value beforehand.

• Water and electricity access on-site needs to be available for our team to complete the work.

• In rare cases, unforeseen circumstances may require us to reschedule or pause a job, we'll always keep you informed if this happens.

• Quoted prices are payable in full as agreed, with no deductions.

• If you need to cancel a confirmed booking, written notice is required as set out in your job agreement.
